What type of residential remodeling is your specialty?

We specialize in full kitchen and bathroom remodeling, including newly built custom tile showers.  We also renovate entire homes and build new additions, such as porches, screen rooms, sunrooms, bathrooms, and master suites.  A licensed general contractor, we are able to provide all facets of your service from start to finish,  not limited to design conception & architectural renderings to permitting to construction and final inspection.

How long have you been in business?

Re-Builders, Inc. was founded in 1994 by President Ray Floyd.   Also in leadership is his son, Vice-President Chad Floyd, serving our customers since 1996.

What is your service area?

We service the Grand Strand area:  Little River, Longs, North Myrtle Beach, Myrtle Beach, Conway, Surfside, Murrells Inlet, Pawleys Island, and the Debordieu Colony area.

Does Re-Builders carry workers compensation insurance and liability insurance? What are your licenses?

Yes, we are fully insured with comprehensive General Liability and Workers Compensation. Re-Builders is licensed by the South Carolina LLR as a General Contractor as well as licensed and bonded as a Residential Builder by the SC Residential Builders Commission. We also carry all required local city and county licenses.

Is Re-Builders a member of a national or local trade organization?

Yes, Re-Builders is a longstanding member of the National Association of Home Builders (NAHB), SC Home Builders Association (HBASC), Horry-Georgetown Home Builders Association (HGHBA) as well as the National Association of the Remodeling Industry (NARI).  We are pleased to be BBB Accredited with an A+ rating and a member of the Myrtle Beach Chamber of Commerce.

Have you or your employees had special training or education in remodeling or construction?

Yes, through NAHB, Re-Builders holds the following credentials:  Certified Graduate Remodeler (CGR),  Certified Aging-in-Place Specialist (CAPS) and Certified Green Professional (CGP).  We employ a carefully selected, highly skilled small crew of craftsmen specializing in residential remodeling and renovations.

What is a Certified Aging-In-Place Specialist?

The Certified Aging-in-Place Specialist (CAPS) designation is earned through the Remodelers Council in conjunction with the NAHB Research Center, 50+ Housing Council and AARP.

This training program equips us with the technical and customer service skills required to effectively service the needs for those home owners who plan to stay in their homes as they age instead of making other housing accommodations – adapting their homes to their changing needs and lifestyles in order to maintain their independence.

Do you use subcontractors?

Yes, we have established long-term relationships with select subcontractors such as plumbers, electricians, and HVAC technicians.

Do you have a showroom?

We will provide you with Re-Builders’ curated list of preferred suppliers, many of which have showrooms staffed with knowledgeable sales teams.  Once you are under contract with Re-Builders, these suppliers will meet with you to help you make your material selections.

Bathroom Remodeling Questions

How much does a bathroom remodel cost in Myrtle Beach?

Bathroom remodel costs in the Myrtle Beach area typically range from $20,000–$35,000 for a mid-range update and $40,000–$75,000+ for a full luxury renovation. These prices are in line with Zonda Homes’ Annual Cost vs. Value report for Home Improvements Projects, specifically for the Myrtle Beach area. Factors like tile selection, fixture upgrades, layout changes, and plumbing work all affect the final price. We provide detailed, itemized estimates before any work begins.

How long does a bathroom remodel take?

Most bathroom remodels take 3 weeks depending on scope. A cosmetic refresh (new fixtures, vanity, paint) can be completed generally in a week, while a full gut renovation involving plumbing relocation, tile work, and custom features may take 3–4 weeks. We’ll give you a realistic timeline upfront so you can plan accordingly.

Do I need a permit to remodel my bathroom?

In most cases, yes — if your project involves moving or adding plumbing, electrical work, or structural changes, a permit is required in Horry County and the City of Myrtle Beach. Cosmetic updates like replacing fixtures or painting typically do not require one. We handle all permit applications and inspections on your behalf.

Can you convert a tub to a walk-in shower?

Absolutely. Tub-to-shower conversions are one of our most popular bathroom projects. We handle everything from removing the existing tub and modifying the drain, to installing your new shower pan or custom tile, glass enclosure, and fixtures. This upgrade is especially popular for aging-in-place accessibility and modernizing older bathrooms.

What’s the best flooring for a bathroom remodel?

Porcelain and ceramic tile remain the top choices for bathroom floors due to their durability, water resistance, and low maintenance. Luxury vinyl plank (LVP) is a great budget-friendly alternative that mimics wood or stone. Natural stone like marble adds elegance but requires sealing. We’ll help you choose based on your style, budget, and how much foot traffic the space gets.

How do I choose between a prefab and a custom tile walk-in shower?

Prefabricated one-piece or three-panel shower units are faster to install and more budget-friendly, but offer limited customization. Custom tile walk-in showers are built to your exact dimensions and style preferences, offering a higher-end look and better long-term value. We’ll walk you through both options based on your space, timeline, and budget.

Can you remodel a small bathroom to make it feel larger?

Yes — and it’s one of our specialties. Techniques like large-format tiles, frameless glass shower enclosures, floating vanities, recessed shelving, and strategic lighting can make a small bathroom feel significantly more open and functional. We’ve transformed many compact Myrtle Beach bathrooms into spaces that feel twice their actual size.

Kitchen Remodeling Questions

How much does a kitchen remodel cost in Myrtle Beach?

Kitchen remodels in the Myrtle Beach area range widely depending on scope. A minor refresh (new cabinet doors, countertops, hardware) typically runs $20,000–$35,000. A mid-range full remodel averages $40,000–$60,000, while a high-end custom kitchen can exceed $80,000. We offer transparent estimates so you know exactly what you’re getting at every price point.

How long does a kitchen remodel take?

A standard kitchen remodel takes 3–4 weeks from demolition to completion. Projects involving custom cabinets, appliance lead times, or layout changes requiring plumbing and electrical rerouting may extend to 5–6 weeks. We coordinate all trades and material deliveries to keep your project moving as efficiently as possible.

Should I replace or reface my kitchen cabinets?

Cabinet refacing — replacing doors and drawer fronts while keeping the existing box — is a cost-effective option if your cabinet layout works well and the boxes are in good structural condition. Full cabinet replacement makes more sense if you want to change the layout, gain storage, or if the existing cabinets are damaged. We’ll assess your current setup and give you an honest recommendation.

What countertop material is best for kitchens?

Quartz is currently the most popular choice — it’s non-porous, highly durable, and comes in a wide range of colors and patterns with no sealing required. Granite offers a natural, unique look and is very heat-resistant. Butcher block adds warmth but needs regular maintenance. Laminate is the most budget-friendly option and has come a long way in quality and appearance. We install all of these.

Can you open up a wall to create an open-concept kitchen?

Yes, and it’s one of the most impactful kitchen upgrades you can make. Before removing any wall, we assess whether it’s load-bearing, which affects the approach and cost. Load-bearing walls require a properly sized beam and temporary support during construction. We handle all structural, plumbing, and electrical work that comes with opening up your floor plan.

Do you install kitchen islands?

Yes. We design and install custom kitchen islands that can include built-in storage, seating overhangs, prep sinks, and additional outlets. If your kitchen doesn’t have the floor space for a permanent island, we can also recommend and install a mobile island or peninsula configuration that adds functionality without crowding the space.

Will a kitchen remodel increase my home’s value?

A kitchen remodel is consistently one of the highest-ROI home improvement projects. In the Myrtle Beach market, a well-executed mid-range kitchen remodel typically returns 60–80% of its cost in added home value. High-end renovations that match neighborhood value tend to recoup less percentage-wise but significantly improve marketability and time-on-market when selling.

Can we live in our home during a kitchen remodel?

Most homeowners stay in their homes during a kitchen remodel. We contain dust and debris with plastic barriers. However, during heavy demo phases or if multiple areas are affected, some families choose to stay elsewhere for a few days.

Home Addition Questions

How much does a home addition cost in Myrtle Beach?

Home additions in the Myrtle Beach area generally cost $200–$300 per square foot depending on complexity, finishes, and whether HVAC, plumbing, or electrical extensions are required. A simple 200 sq ft room addition might start around $45,000, while a master suite addition or second-story addition can run $80,000 to $100,000 or more. We provide detailed estimates based on your specific plans.

Do I need a permit for a home addition?

Yes — all home additions require building permits in Horry County and Myrtle Beach. The permit process includes plan review and inspections at key stages of construction. We manage the entire permitting process for you, from submitting drawings to scheduling inspections and obtaining your certificate of occupancy.

How long does it take to build a home addition?

Most room additions take 2–4 months from permit approval to completion. The permitting process itself can take 3–6 weeks in Horry County before construction begins. Larger additions like full second stories or in-law suites may take 4–6 months total. We’ll give you a project timeline at the start so you can plan around construction activity.

Can you add a second story to my home?

Yes, second-story additions are a great way to significantly increase square footage without expanding your footprint. The feasibility depends on your existing foundation and first-floor framing — we conduct a structural assessment before planning begins. Second-story additions are more complex and costly than ground-floor additions, but can effectively double your living space.

What types of home additions do you build?

We build all types of additions including master bedroom suites, in-law suites, sunrooms, family room expansions, garage conversions, mudrooms, laundry room additions, and second-story additions. We also build attached garage additions and covered porch or screened porch enclosures that are a popular choice in the Myrtle Beach climate.

Will an addition blend in with my existing home’s style?

Seamless integration with your existing home is a top priority for us. We match rooflines, siding materials, trim profiles, and window styles so the addition looks like it was always part of the original structure. Before construction begins, you’ll see drawings and material samples to ensure everything ties together cohesively.

Is a home addition cheaper than buying a larger home?

In most cases, yes — especially in the current Myrtle Beach real estate market. When you factor in realtor fees, closing costs, moving expenses, and the premium on larger homes, adding square footage to a home you already own and love is often a more cost-effective solution. It also allows you to keep your existing mortgage rate and stay in your neighborhood.

Whole Home Renovation Questions

How much does a whole home renovation cost in Myrtle Beach?

Whole home renovation costs in the Myrtle Beach area typically range from $100,000 for a basic refresh and more for a comprehensive gut renovation. The final cost depends on the size of your home, the condition of existing systems (plumbing, electrical, HVAC), the scope of structural changes, and the level of finishes selected. We provide a detailed, itemized estimate after an in-home consultation so there are no surprises once work begins.

How long does a whole home renovation take?

A full home renovation typically takes 3–6 months depending on the size of the home and scope of work. Homes requiring structural changes, full kitchen and bathroom remodels, new flooring throughout, and updated mechanical systems will naturally take longer than a cosmetic refresh. Permitting in Horry County can add 3–6 weeks before construction begins, so it’s important to plan ahead and start the process early.

Where do I start when planning a whole home renovation?

Start by identifying your priorities — which areas of the home are most critical to your daily life and which will have the greatest impact on your comfort and property value. From there, establish a realistic budget with a 10–15% contingency built in for unexpected findings. Consulting with a licensed contractor early in the process allows you to understand what’s feasible within your budget before you fall in love with a plan that doesn’t align with costs.

Should I move out during a whole home renovation?

For most whole home renovations, we recommend relocating temporarily — especially during the demolition and rough-in phases when dust, noise, and the loss of functional kitchens and bathrooms make daily living difficult. Some homeowners stay in one section of the home while work is completed room by room. We’ll discuss the phasing plan with you upfront so you can make the best decision for your family.

Do I need permits for a whole home renovation in Myrtle Beach?

Yes. Any renovation involving structural changes, plumbing modifications, electrical upgrades, HVAC work, or additions requires permits through Horry County or the City of Myrtle Beach. Cosmetic updates like painting, flooring, and cabinet replacement typically do not. Re-Builders handles all permit applications, plan submissions, and inspections on your behalf, ensuring your project is fully code-compliant.

What is the best order to renovate a house?

The general order for a whole home renovation is: structural and roofing repairs first, followed by rough-in work (plumbing, electrical, HVAC), then insulation and drywall, followed by flooring, cabinetry, and fixtures, and finally painting and finish work. This sequence prevents finished surfaces from being damaged by subsequent trades. We manage the full schedule and coordinate all subcontractors so each phase flows into the next without costly delays or rework.

How do I set a realistic budget for a whole home renovation?

Start with a thorough assessment of what needs to be done versus what you’d like to do, and prioritize accordingly. Research average costs for your specific projects in the Myrtle Beach market, and always build in a 10–15% contingency for unforeseen issues — older homes in coastal South Carolina frequently reveal moisture damage, outdated wiring, or structural concerns once walls are opened. We’ll help you allocate your budget strategically to maximize both livability and resale value.

Can you renovate an older or storm-damaged home in Myrtle Beach?

Absolutely — it’s one of our core specialties. Coastal South Carolina homes face unique challenges including hurricane damage, moisture intrusion, salt air corrosion, and aging infrastructure. We have extensive experience assessing and rehabilitating older homes, bringing them up to current building codes while preserving their character.

How do I avoid going over budget on a whole home renovation?

The most common causes of budget overruns are scope creep, unforeseen structural or mechanical issues, and selecting materials without understanding the full installed cost. To stay on track: get a detailed written contract before work begins, make all design and material selections upfront before demolition starts, avoid making changes mid-project, and maintain a contingency fund. We communicate proactively throughout the project so you’re never blindsided by a cost change.

Will a whole home renovation increase my property value in Myrtle Beach?

Yes — a well-planned whole home renovation can significantly increase your property’s market value, especially in the Myrtle Beach area where buyer demand from out-of-state relocators remains strong. Updated kitchens, bathrooms, modern flooring, fresh exterior appeal, and efficient mechanical systems are particularly valued. The key is matching the level of renovation to the neighborhood — over-improving relative to comparable homes yields less return. We can help you prioritize renovations that deliver the strongest ROI for your specific home and location.

Home Improvement Questions

What home improvements add the most value in Myrtle Beach?

In the Myrtle Beach market, kitchen and bathroom remodels consistently top the list for ROI. Other high-value upgrades include adding or improving outdoor living spaces (screened porches, decks, patios), replacing windows and doors for energy efficiency, fresh interior and exterior paint, and flooring replacement. Curb appeal improvements also carry a strong return in this market given the number of buyers relocating from out of state.  Conversion of a garage to living space can boost your vacation home’s value by 10% or even 20%.

How do I know if a contractor is trustworthy?

Look for a contractor who is licensed, insured, has verifiable local references, and provides a detailed written contract before work begins. Be cautious of anyone who asks for large upfront payments in cash, can’t provide proof of insurance, or gives unusually low bids. Re-Builders, Inc. has served the Myrtle Beach community Since 1994 and we’re happy to connect you with past clients and point you to our reviews. (Check us out on Google!)
